KHB announces auction notification for 1st phase of suryanagar

-auction date is on 08-JANUARY-2013 at 11:30 AM.
-The auction location is at KHB suryanagar phase-1 office in khb suryanagar itself.
-The minimum stipulated recommended starting price is pegged at a rather steep Rs.2000 per sq.ft.
-These properties are sold at as-is-where-is basis. The initial fee for participating in the auction is Rs.50000 per site.
- DD or cash must be taken in the name of Commissioner, KHB, bangalore
- those unsuccessful would be refunded the amount after auction
- those winning the auction shall pay 25% of the amount along with 2 passport photos
- tokens will be provided at 10am. those coming later than 11:30 shall be disquaified from the auction
- if the winner does not provide 25% of the amount within 24 hours he shall lose 50000 without any reasons assigned
- Within 60 days the remaining 75% shall be paid
- in case this is not paid, bidder/winner shall lose the 25% as well
- the KHB reserves the right to cancel auctions without assigning any reasons for any of the sites published
- the winners are expected to register their sites with their own funds
- any alterations found in the stipulated dimensions shall be finalized by KHB and the bidders are bound by the same.

Its interesting how people go behind what they lost. Its not uncommon that leaders try to regain their lost positions – or must I say politicians? In the same vein ever since Yeddy lost his seat as CM and was asked to step down in july last year, he has taken every opportunity since then to come back into the BJP which was stung with corruption cases, infighting and dissidence related issues.

It was then very evident that a successor for him was coming from his own camp within his team, when many others in the BJP were suggesting candidates who were not close to him in the interest of the party. Finally it boiled down to a lot of war of words from the BSY camp and Shettar camp. With both the governor and opposition targetting him, he also started being targeted by the BJP top cops themselves.

He had to do something soon so that people stopped climbing on his back. So he quickly chose his closest pal (at that time) – you know literally speaking – the same guy whose smile blinded cameramen with 1000W flashes – Sadananda Gowda, and nominated him as the next CM until he came out clean – which he never did until a year later even now.
Ananth Kumar has been the biggest thorn for Yeddy in his political career and one that is digging deeper and deeper into his flesh. This goes to show no matter how much someone is located at central, they can very well meddle with local politics. However this is not the same case for Congress where Krishna is still looked upon to support the team back home while the laggards back here hardly care about where the party is going. Always there is one Gandhian to lead the show and also get a big pie of everything. And anyway they are the opposition and can wake up only during election times.
I still remember the day when BJP routed JDS and congress and Yeddyurappa cried on the screen – which isnt new by the way – that he will uphold the state an steer it towards a clear developmental path. He also told that infrastructure is the highest focus area. And we can see that with the way BJP is uprooting trees here and there! With his enormous acting skills one could easily be convinced that he could hold his position forever.
There ended the similarity between Modi and Yeddy. Modi has visionaries who assist him on daily basis on how to make Gujarat great. Yeddy has dissidents who always assist him on how to pull himself down and out. Karnataka having lots of land is another horrible reason for subsequent politicians to be defocussed out of their normal duties! Giving the power of denotification of land for personal use is like giving a machine gun to a monkey. One look around Bangalore and we can see how this is being (mis)used to glory. How else can you explain builders making billions by selling ultra luxury apartments in the lap of mother nature and right besides a beautiful lake all for yourself? Have you seen the map of Sobha developers and the amount of projects they have around Bellandur Lake? That is what I am referring to when I say what will happen if such permission powers are provided!

Every single lake and forest has apartments next to it. Sobha forest view, Royal lakeview, and so on. Have you ever wondered where these apartments send their effluents to? Think a bit. The answer is not hard to arrive at. With Karnataka facing the highest taxes, scandal after scandal, the IT and BT industry losing their sheen, and infrastucture messes, we need someone who is a visionary at the helm to tackle all this. Not someone who denotifies a bit of land for himself and his family and still expect to regain a chief ministerial berth when there is a new and fresh CBI case against him.

BDA launches yet another mega E-auction

The Bangalore Development Authority launched yet another mega e-auction today covering both prominent areas in the IT belt as well as areas in South Bengaluru such as BSK Vth stage.

In the last few e-auctions, people have had some issues with registering for the auction. One day before the auction, people could not register for the auction since the registration link was taken away hours before the auction started. While one can expect that e-auctions would not load the server as in the case of say a railway ticketing system, still BDA needs to iron out a few nitty gritties to make this system more reliable and foolproof.

Now there could always be scenarios where they jack up the price by themselves and in the heat of the moment the participants dont notice it when the auction is going on.

Further BDA’s website was not renewed by them which shows how callous the government department can be at times. Somehow they have found a way to get their website back. But even then, their certificates are not trusted by a browser like Chrome that displays this message.

BSK 5th stage and Uttarahalli e-auctions announced, will BSK 6 start off this way?

Auctions have always been BDA’s golden egg netting them more than the revenues normal site allotments can actually get them. Today BDA has announced e-auctions for sites in Uttarahalli and BSK 5th stage, which adds the much needed dimension for auctions, the electronic medium.

While many people do not have time to be at the auction venues each time, some depute other people on behalf of them. However, with e-auction comes not only some bit of transparency but also participating in an auction sitting on your desk!

What is interesting is that the initial bid per square meter is 39,000 rupees. Which means if we use conversions:

1 (square meter) = 10.7639104 square feet

This makes it Rs.3,635 per square feet, a whopping amount to pay up even for a 30×40 site (which works out to ~ 44 lakhs)

This shows BDA is clearly pushing brand bangalore and its corner site philosophy what with the FAR (floor area ratio) increased, as well as with some commercial possibilities in the offing. This then surely becomes a golden egg for both the BDA and the investors. Of course then this is only the starting price if one takes note of it and it can go anywhere between 4000 and 6000 per square feet making BDA a killing for its offering.

As the south western parts of Bengaluru improve in terms of connectivity to places like Whitefield and Electronics city, the areas have started commanding more and more money for the residential nature they offer. What then remains to be seen is how BDA goes forward into the next decade in terms of some serious thinking about long pending irritating issues like water supply, rain water harvesting, electricity supply, garbage disposal and transport facilities.
